Leaks in underground garages are one of the most complex issues to address when access to the underground structures is impeded by the presence of overlying buildings or by urban planning restrictions. In these cases, waterproofing cannot simply stop water but must become a redevelopment project capable of restoring full functionality to the spaces without resorting to invasive demolition.

The Challenge

When an underground garage begins to show widespread leaks, external intervention is not always possible. The presence of buildings, urbanized spaces, or logistical constraints can make excavation along the perimeter of the underground structures not possible, requiring a completely different approach.

This is what happened in Borgo Pomodoro, a residential complex in Modena, where a few years after the underground garage was built, leaks began to appear from cracks in the concrete, construction joints, and connections between walls, floors, and basement windows. The challenge was to restore the structure’s complete waterproofing by working exclusively from the inside, without compromising the functionality of the existing spaces.

Volteco Solutions

Before defining the intervention strategy, preliminary tests were conducted on the underground structures, which revealed the presence of lateral water migration.

The preliminary analysis ruled out the possibility of external intervention and developed a specific solution for the restoration of the interior surfaces.

After preparing the substrate by sandblasting and repairing the degraded concrete sections, the leaks were stopped with Akti-Vo 201 hydro-expansive mastic and I-Plug ultra-fast, waterproof mortar.

The Volteco solution was developed according to a system concept, combining targeted treatment of critical areas with continuous surface protection.

All cracks, construction joints, and structural connections were then waterproofed with the Bi Flex System, a system composed of elastic TPE tape and two-component epoxy adhesive, capable of maintaining a seal even in the presence of composed movements.

The entire vertical surface of the garage was finally waterproofed with Plastivo, a two-component flexible polymer-modified coating, completed with smoothing and surface finishing using X-Lime, creating a continuous

The result

The intervention allowed the garage to be fully restored to its original state without resorting to demolition or external excavation, definitively resolving the infiltration issues and preserving the value of the entire residential complex.

The project demonstrates how, even in situations where external access is impossible, a careful diagnosis of the causes of infiltrations and the use of integrated waterproofing systems allow for effective intervention, restoring the durability of structures and ensuring continuity of use of underground spaces.
